In 2011, the City of Austin enacted the Energy Conservation Audit Disclosure (ECAD) Ordinance which requires some home sellers to have their property audited for energy efficiency and disclose the results prior to sale (no later than 3 days prior to the end of the option period). Properties that meet the following criteria are required to undergo an Energy Audit:
ECAD does not require that you make any improvements based on the audit’s findings but does require you to share the audit with the buyer no later than three days prior to the end of the option period. We recommend that clients preparing to sell their property order an Energy Audit prior to listing to ensure that the audit will be done within the required time frame, streamlining the process once the house is under contract.
